Introductory Statement.-In every sale of real estate the question as to whether or not the vendor's title is marketable is likely to arise. Sometimes the vendor holds title by adverse possession; again there are certain clouds and defects in the title about which there may be serious question as to whether the title is or is not marketable. The close connection which this subject bears to the subject of land contracts generally has impelled the author to include in this treatise a discussion of the subjects included in this chapter.
